This investment explains how you can earn 10% interest annually by investing in a proven model.

The drawdown facility offers a straight forward 10% return per annum on the sum provided. Your return starts on day one and is paid annually.

Risk has been designed out of the product, so your capital is either in your pocket or in the property.

The drawdown facility is an agreement from our clients to pay 10% per annum on the sum invested. They offer this return as a way of raising capital to buy, renovate and sell property while banks are still frozen to business opportunities.

The money is held in your own account at the beginning. It is not transferred into an escrow account because the safest account in the world is your own.

Once a suitable deal is found that our affiliates expect will return a substantial cash profit, the money is drawn down and the property is purchased in the company name for cash. A first charge is arranged over the asset so your capital is secured against the newly purchase property. The property is bought at discount, so the charge is 15%-25% more valuable than the cash used to buy it.

The renovations cash is then drawn down and the property is renovated in 28 days. It is unlikely that the renovations cost more than 15%-25% of the purchase price, so the legal charge over the asset should also cover this capital.

Our affiliates then sell the property on. For every £150,000, this process can comfortably be repeated every 6 months.

 

How it works:-

 

  • The drawdown facility is a 10% return paid on the capital agreed, from £150,000 to £1m.
  • Our Affiliates use this cash to buy a property at around 15%-25% discount. They then renovate to add value and sell it on to another investor looking for a fully finished asset.
  • The facility allows trading of day to day assets in greater volume while lending from banks is stalled.
  • Your money does NOT leave your bank account until the property is ready for you to purchase. Your money is then transferred to the company account, where the property is bought outright in the company name. This means it's just corporate tax that is paid, rather than investors getting stung by capital gains tax.
